Carrollton Mortgage Protection Insurance Built to Last Past the Loan
This is life coverage matched to the balance you still owe, so your family can clear the mortgage or keep up the payments if you die. We quote level and decreasing term using your real balance and remaining years, then show which one costs less across the full loan.

What Mortgage Protection Actually Is
At its core this is term life insurance with the face amount and length matched to your mortgage. If the policyholder dies before the term ends, the carrier pays the face amount as a single lump sum. The question that matters is who receives it and how much is left by the time it is needed.
Many lender-mailed offers are decreasing term policies. The coverage shrinks roughly in step with your amortization schedule while the premium stays flat, so each year you pay the same for less protection. A level term policy keeps the full face amount for the whole term. It can cost a little more at the start, yet in the later years it often delivers far more coverage per premium dollar, and the money goes to your named beneficiary, not straight to the lender.
We lay out both structures with the same numbers so you can see the trade-off across the full 15 or 30 years. That long view is how we approach every policy: the cheapest premium on day one is not always the cheapest coverage by year twenty.
What Goes Into Your Mortgage Coverage
Matching the balance and years left
We work from today's principal, rate and remaining years rather than what you borrowed at closing. After a refinance or extra payments, the coverage you need is likely smaller than your closing documents suggest.
Level and decreasing, priced together
Both options are quoted next to each other, with the benefit each pays at year 5, 10 and 20. That puts the cost of each dollar of coverage in plain view instead of in the small print.
Choosing the beneficiary
Your spouse, partner or a trust is named to receive the benefit. They decide how to use it: pay the loan off, keep a low rate and hold the cash, or clear other debts first.
Looking at riders
Certain carriers sell disability waiver of premium, critical illness and return of premium riders. We cover what sets each one off, how much it raises the premium and whether it pays for itself over the term.
Fitting it with coverage you hold
Coverage tied to your job usually ends when you leave that employer. We review all your current policies before quoting, so you avoid paying double or leaving a hole.
Signs It Is Time to Look at Mortgage Protection
Your loan changed recently
Closing on a purchase or refinancing restarts the clock on what you owe and how long you owe it. A policy bought for the earlier mortgage may now be too large, too small or too short.
One income carries the payment
If your family could not make the monthly payment without your paycheck, the loan is the first thing to protect.
Lender letters keep arriving
Solicitations after closing often push decreasing coverage with simplified underwriting. Compare them against a fully underwritten level policy before you sign anything.
Your only life coverage is through work
Employer group plans are often capped at a small multiple of salary and rarely portable. A personal policy stays with you through a job change.
You thought PMI handled it
PMI exists to reimburse the lender when a borrower stops making payments. Your family receives nothing from it if you pass away.
Steps to a Mortgage Protection Quote
- 1
Starting with a call
We go over your balance, interest rate, years left, income and who counts on that monthly payment. Most of those numbers are on your latest mortgage statement, so having it nearby makes the call quicker.
- 2
Options next to each other
We quote level and decreasing term at the same lengths, with riders and without, and show the total premium each adds up to over the life of the loan.
- 3
Applying and underwriting
The carrier asks about your health and habits and runs prescription and medical records database checks. Fully underwritten coverage may call for a brief paramedical exam, which often leads to a better rate class.
- 4
Going over the issued policy
After approval, when the contract arrives, we review the benefit amount, term, beneficiary and any riders with you by phone. Coverage starts only once you have gone through all of it, so there are no surprises down the road.
What Moves the Premium
Mortgage protection premiums come from the same underwriting as any term life policy, plus the structure you choose. We explain each factor so you can see where the money goes. A quote is only useful when you know what drove it.
- Age and health class
- Carriers assign a rate class from your age, build, blood pressure, cholesterol and medical history. Buying earlier locks in a lower rate for the full term.
- Tobacco and nicotine use
- Smokers and regular nicotine users typically pay several times the standard rate. Many carriers reclassify you after a set period nicotine-free.
- Level or decreasing structure
- Decreasing term can look cheaper monthly, but the coverage falls each year. Level term holds its value, which often makes it the better buy over 20 or 30 years.
- Term length and face amount
- A larger balance or longer remaining term raises the premium. We line the term up with your scheduled payoff so you are not buying coverage for years after the loan is gone.
- Riders and underwriting type
- Riders add cost for specific triggers. Simplified issue policies skip the exam but usually price higher than fully underwritten coverage.
Questions About Mortgage Protection
Something not covered here? (972) 449-1955
Is this the same thing as PMI?
No. PMI covers the lender if payments stop and is often required when the down payment is small. Mortgage protection is life coverage that pays your beneficiary when you die. They serve entirely separate purposes.
Does the benefit go to my family or my lender?
It varies by policy. Certain lender-tied products pay the lender. On the level term policies we arrange, the beneficiary you name gets the money and chooses what to do with it, paying off the loan included.
What if I sell the house or refinance?
A personal term policy is tied to you, not the loan. It stays in force through a sale or refinance as long as you pay the premium. If the new balance is lower, we can see whether your current benefit still makes sense or a smaller policy would save money.
Is a medical exam part of the process?
That comes down to the policy type. Simplified issue is approved from your health answers along with prescription and records database checks, with no exam. Fully underwritten coverage can include a short paramedical visit, and healthy applicants often earn a clearly better rate for it.
Will it pay if I lose my job or become disabled?
The core policy pays only at death. A disability waiver of premium rider keeps coverage active if you are disabled, and some carriers sell critical illness riders. Job loss protection is a different product that we do not offer here.
Would plain term life work instead?
In many cases that is what mortgage protection already is. If you want income replaced on top of the loan, one larger term life insurance policy may handle both under a single premium. We price that choice as well.
